GENERAL CONDITIONS

Rental period

- Weekly rentals (from Saturday to Saturday)
- Shorter rentals (minimum 3 nights), on request

Reservations and payments

You can book online or you can fill in the booking form and send it via email or fax. A deposit of 25% of the rental price is required at the time of booking. The balance is due 30 days before the start of the rental period. Bookings will be confirmed only after we receive the booking form and deposit. For bookings made less than 30 days prior to the start of the rental period, full payment is required at the time of booking. If payment is not received by the due date, confirmed bookings will be subject to cancellation and you will be liable for the cancellation fees shown below. Bookings are accepted and the rental contract effective only after we send you a booking confirmation. You are kindly requested to check the booking confirmation carefully to ensure it reflects all the details requested.
Payments can be made by bank/wire transfer or credit card (Visa or MasterCard). In case of payment by bank/wire transfer, you are kindly requested to send us a copy of the bank transfer by fax.

Cancellations

In case you decide to cancel your reservation, the following cancellation fees will be applied:
- up to 45 days before the start of the rental period: 10% of the total rental price
- from 44 to 30 days before the start of the rental period: 25% of the total rental price
- from 29 to 15 days before the start of the rental period: 50% of the total rental price
- from 14 to 08 days before the start of the rental period: 75% of the total rental price
- from 07 to 01 days before the start of the rental period: 90% of the total rental price
- the start date of the rental period or in case of no-show or early departure: 100% of the total rental price

To obtain the refund of the cancellation fees, trip cancellation insurance is strongly recommended.

Arrival and Departure

Arrival and departure are usually on Saturday at the following hours:
- arrival between 3.00 and 7.00 pm
- departure between 8.00 and 10.00 am

Any change to the arrival date/time must be advised at least 3 days in advance. For short stays, arrival and departure dates are agreed upon at the time of booking.

Upon arrival

Upon arrival, all guests are requested to present us the rental voucher as well as a valid passport/identity card.

Delays

Unavoidable delays on the day of arrival must be advised as soon as possible. On the contrary, the house will be kept at guests' disposal until 5 pm of the following day. After that time, we shall be free to re-rent it.

Security deposit

When getting the keys upon arrival, you must pay the security deposit of 200 Euros in cash. Such amount will be refunded at the end of the stay less any deduction made for damages caused to the property or any additional expenses not included in the rental price. In case of early departure, the security deposit will be refunded (less any additional expenses and/or any deductions for damages) only after we have checked the inventory and integrity of house .

Number of guests, substitutions, pets

Only those guests whose name appears on the booking form may stay in the rented property. The substitution of persons during the rental period is forbidden if not previously agreed upon. Pets are not allowed.

Cleaning

The house is handed over clean, tidy and in good working order. Guests are responsible for the integrity of the rented property and its daily cleaning. The cleaning tools (sweep, bucket, etc) are in the house, at guests' disposal. Before departure guests are responsible for the basic cleaning of the house which includes: cleaning the kitchen corner and bathroom, washing and putting away dishes, removing all rubbish. If the property is not handed back in the above mentioned condition, the deposit will be forfeited.

Heating

Given the situation regarding energy supply and the laws currently in force, the use of heating (when it can be switched on/off, temperature, etc.) is controlled by regional regulations. As an indication, heating appliances can only be switched on between November and April. Heating expenses, if charged according to consumption, must be paid on site before departure.

Law and jurisdiction

In the unlikely event of controversies arising from the booking and rental of Casa Gioia, all disputes shall be finally settled in the Italian language by the Italian Civil Court in Udine.
